The Problem With Algorithms

Zillow’s Zestimate feels convenient: type in an address, get a number. But here’s what the fine print doesn’t headline — according to Zillow’s own published data, the Zestimate’s median error rate for off-market homes is 7% to 7.5%.

On a $600,000 home, that’s an instant swing of $40,000 to $45,000 or more — and that’s just the national median. In markets with unique homes, custom builds, or fewer recent sales, the gap can be even wider.

The Big Secret: Those "Listing Agents" on Zillow Ads 😬 🚩

Here is something most homeowners and buyers don't realize: When you see an agent’s photo, name, and contact button next to a home listing on Zillow, that person is almost NEVER the agent representing the house.

So how did they get there? They paid to be there.  

Zillow sells advertising space to agents by zip code. When an agent pays Zillow for ad placement in a specific area, Zillow places their photo and contact form right next to other people's property listings.

  • They didn't win that listing. 🚩

  • They don't represent the seller. 🚩

  • They likely haven't even stepped foot inside the home. 🚩

When a buyer clicks "Contact Agent" on Zillow, they aren't reaching the actual listing agent who knows the property — they are being routed to a buyer's agent who purchased that buyer lead from Zillow.
